This is a privately owned apartment where your holiday is in our own 'home from home' on the sunny island of Gran Canaria.
 
A fully equiped kitchen with fridge, 2 ring ceramic hob, kettle, toaster, smoothie maker, microwave oven and grill, with more than enough crockery and cutlery just in case you want to entertain.
 
The entertainment living area includes a televison, CD player, mini hi-fi including an i-pod connector.
 
Single bedroom with twin beds can become one large double together with a pull out sofa bed in the living room. You will find plenty of storage and hanging space. The apartment has a safe and for extra security we would suggest you utilise this service.

We make sure that you have sufficient bedding and towels for the duration of your stay and we can also arrange for a cleaning service. If you require this service please ask about this when contacting us.

1. BOOKING:
A booking will ONLY be secured and confirmed once we receive your deposit. We regret that we cannot guarantee to secure any dates until the deposit is received. The deposit should be with us within 5 working days in order to secure your booking.
2. DEPOSIT:
A non-refundable booking fee of £100 PER Week or PER Booking if less than 1 week is required.
We do appreciate that you may want to secure your flights and therefore your requested dates will be reserved for a 24 hour period allowing sufficient time to finalise flights.
3. BALANCE:
The balance is to be paid 4 weeks prior to arrival. If a booking is made less than 4 weeks prior to arrival the whole amount will be due at the time of booking.
4. CHANGES TO BOOKINGS:
Wherever possible, we will endeavour to accommodate any changes to the booking made. We will require written confirmation, e-mail, of any changes you wish to make to the booking, on receipt of written notification we will advise you if we are able to accommodate the changes requested.

5. SECURITY BOND:
The booking deposit of £100 per week, will be used as your security bond. This is to cover against loss or damage incurred during your stay at the property. The bond will be refundable after a satisfactory report from our Gran Canaria agents within 14 days of key return. In the event of any damage or loss that occurs during your stay in excess of £100, you will be liable for full reimbursement of the outstanding amount within 14 days of departure.
6. CANCELLATION:
In the event of a cancellation the following charges will apply:
Cancellations received 30 days or more prior to arrival date will receive a full refund of deposit less a £10 administration fee.
Cancellations received 15 to 29 days prior to arrival date will forfeit the deposit.
Cancellations received 7 - 14 days prior to arrival date will be assessed at 50% of rental charge.
Cancellations of less than 7 days prior to arrival date will be assessed at 100% of rental charge.
Please note any cancellation must be notified to us in writing or e-mail.
7. TRAVEL INSURANCE:
We strongly recommend that all renters ensure they have adequate comprehensive travel insurance to cover cancellations and other non-refundable expenses.

8. FORCE MAJEURE:
The owners or management company do not accept any responsibility or liability occasioned by strikes, riots, political unrest, hostilities, war or threat of war, terrorist activity, industrial disputes, fire, flood, technical/ weather problems to transport, aircraft grounding, closure of airports or ports, weather conditions, or any other event beyond our control.
9. LIABILITY/SWIMMING POOL:
During your stay, the owners, or owners agents DO NOT accept any Liability what so ever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. The property has a swimming pool, and the owners do not accept responsibility in the event of any injury or death caused as a result of the use of the pool. All children must be supervised at all times by an adult.
10. ACCOMMODATION:
The apartment is one bedroom with twin beds and a bed settee in the living area. That means a couple and 2 small children can be accommodated comfortably. Exceeding these numbers will result in the renter having to vacate the property without any compensation. The originator of the booking must be a member of the party occupying the property and must be 21 years of age or older. We reserve the right to refuse admittance if this condition is not observed.
11. ARRIVAL / DEPARTURE:
Your set of keys will be despatched (Royal Mail, Registered) to your U.K home address 7 days prior to your arrival, we will include an addressed envelope for their return.
The property is available from 1pm on the day of arrival.
We should be able to be flexible with the vacate time of the property, however, this time will be confirmed when you book. This may help if you have particularly late return flights. 
12. COMPLAINTS / REPAIR REQUEST:
In the unlikely event of any complaint or repair request during your stay, please contact us immediately. The reception and management of the Iguazu complex cannot assist. Our contact details are confirmed when booking is finalised, thereby giving us the opportunity to remedy the problem during your stay. We cannot accept complaints after your stay unless this procedure is followed.

13. CLEANING:
Twice weekly cleaning service can be available at an additional charge of £35.00 per week.
14. LONG STAYS:
For bookings of more than 21 nights special rates may apply. Please contact us for details.
15. MULTIPLE BOOKINGS:

16. DATA PROTECTION:
We will take all reasonable precautions to keep any personal details you provide to us secure, but unless we are negligent, we will not be liable for unauthorised access to information supplied by you.
17. JURISDICTION:
This Agreement shall be deemed to have been made in England and shall be subject to English Law. The parties agree to submit to the exclusive jurisdiction of the English Courts.
